AM and the municipality of Amsterdam start project Geins with KoopStart in Amsterdam South East

With KoopStart, homes are sold for a lower price than the market value. This means that apartments of 70 m2 can be sold for a maximum of €355,000 free on name. including perpetual purchased leasehold. In this case, AM grants a so-called 'buyer's discount' on the appraised market value. If the buyer wants to resell the home at a later date, the buyer will pay this buyer's discount back to AM. AM also participates in any value development. This is the first time that KoopStart has been applied in the municipality of Amsterdam.

District Manager for Spatial Planning and Housing, Simion Blom: “It is essential for me, for the Zuidoost district, that we strive for affordable housing for all residents of Amsterdam Zuidoost. For me, that also means homes for lower and middle-income groups. I therefore encourage creative ways with affordable owner-occupied homes. KoopStart is such an example, where we are innovative and make it possible for affordable houses to come onto the market in Zuidoost. This helps people who - often for the first time - want to buy an affordable home in Zuidoost. I am therefore very pleased that 47% of the homes have been sold to residents from our district.”

Subleasehold to apply KoopStart

Geins is the first project ever where KoopStart can be applied to municipal leasehold land. In the Geins project, the municipality of Amsterdam grants the land to AM on a leasehold basis. To make KoopStart possible, a solution has been developed in consultation with the municipality for this new construction project in which AM subleases the apartments to the buyers. This combination of leasehold and subleasehold has no further consequences for the buyer. The buyer does not pay a ground rent and the apartment can be regularly financed with the National Mortgage Guarantee.

Geins; diversity of housing

Geins is located on the Vreeswijkpad in Gaasperdam. This city district is in need of renewal. There is a great need for small and large homes and homes that are suitable for life. In addition to the 89 apartments with KoopStart, AM's plan includes fifteen ground-level terraced houses (with the option of turning them into a multi-generation home), fifteen two-storey town houses and a mix of fifteen private sector apartments with surfaces ranging from 83 m2 to 99 m2. AM was selected as developer with the help of a jury consisting of local residents. The construction is in the hands of BAM Wonen.

Sustainable and nature-inclusive

Geins is a very sustainable project and has an excellent BENG-2 score (Nearly Energy Neutral Buildings). The buildings are designed to be nature-inclusive with water retention, nest boxes and greenery. An intelligent energy system ensures that energy is used and exchanged locally. There is also a lot of attention for sustainable mobility. For example, there will be a mobility hub with shared cars and bicycles.

The design was created by the architectural firm INBO, the large communal courtyards were designed by landscape architect Felixx.
