AM and Investe conclude an agreement for 192 homes in the Lightyards area development in Eindhoven

Area developer AM has entered into an agreement with Investe for the sale of the Highlight residential tower in Eindhoven. The residential tower has 192 rental homes and is part of the Lightyards area development, located around Central Station and which will soon become a spectacular entrance to Eindhoven. The realization of Highlight will start as planned this autumn.

Modern residential tower Highlight

The sustainable and 75-meter-high Highlight residential tower that Investe has purchased will contain 192 rental apartments of different types, including apartments according to the Friends concept. These co-living apartments are aimed at anyone who would like to share an apartment with a good friend. Residents have their own spacious bedroom with bathroom and a shared living room and kitchen. The dimensions of the apartments in the residential tower vary from 36 to 105 square meters of usable area. In addition to apartments, the building includes various high-quality collective facilities for residents: a Sky Garden at a height of 75 meters, a Secret Garden at ground level and the Lighthouse Club in the heart of the building on the ground floor. In addition, thirty parking spaces will be located in the two-storey, sunken parking garage for all four buildings in Lightyards. The building provides 192 rental properties (mid-market and private sector rental).

Mixed-use area development Lightyards

Residential tower Highlight is part of Lightyards, which is located right next to Central Station and in the heart of the Eindhoven city center. The Social Hub is the first building within Lightyards and has been in use as a hotel since 2017. In addition, two residential buildings (Highlight and Lumen) and one state-of-the-art, multi-tenant office building (Connector) will be added. Lumen is a residential tower of approximately thirty meters high and consists of fifty owner-occupied apartments, including two studio apartments on the ground floor and several penthouses with private roof terraces on the highest floor. Sales are expected to start in mid-2025.

The Connector office building will be a high-quality, transparent and sustainable office building right on Stationsplein in Eindhoven with a height of approximately 50 meters. Together with The Social Hub, it forms the entrance to Lightyards from the station. Each floor has access to large balconies with lots of greenery, which contributes to the health and well-being of the people who work there.

Green urban, sustainable and focused on connection

Within Lightyards, a pleasant, safe and healthy living environment is created with lots of greenery at different levels and in which mutual contact between residents is facilitated. A number of collective spaces have been provided on the ground floor of Highlight. These can be designed to make a positive contribution to meeting and connecting residents. Think of a coffee corner, a shared workspace, a studio or laundry bar.

Sustainability is an important spearhead in this area development. The buildings meet the standards for BENG (Nearly Energy Neutral Buildings) and full attention is paid to climate adaptability and nature inclusivity. Between the buildings there is a semi-public courtyard with, in addition to space for meeting, also plenty of space for flora and fauna. There is a public courtyard with sun, shade, greenery and many trees. On the track side there is a secret garden that can be used exclusively by the residents of Highlight. The nesting facilities in the greenery and on the facades provide a place for various birds.

All four buildings within Lightyards were designed by De Architekten Cie. and the outdoor areas (including Sky Garden) were designed by ZUS (Zones Urbaines Sensibles). The realization of both Highlight and Lumen, including the parking garage, will start as planned in October. The construction is in the hands of BAM Wonen.

Knoop XL

The Lightyards area development, together with the adjacent developments District E, Edge Eindhoven and the new underground bicycle shed under Stationsplein with the new tree square on top, forms the first plan within Knoop XL; a green, new, highly urban area that is ready for the future.

Sky Garden

Lightyards fits perfectly within the major development task of the Eindhoven Metropolitan Region. The buildings within the plan meet the great need for a contemporary and future-proof rental and owner-occupied housing supply and a centrally located sustainable work location where accessibility, a green living environment, meeting and connection are central.
