AM and Deurne municipality ratify agreements for realization of two new neighborhoods with more than 640 homes

Area developer AM will develop two new green residential neighborhoods in the municipality of Deurne in cooperation with housing association Bergopwaarts. The municipality and AM have ratified the previously made agreements for the development of the plans by signing an anterior agreement for both plans. With the Groene Heerlijkheid and Grote Bottel, a total of 647 homes will become available in Deurne, many of which are aimed at social renters, starters and middle-income buyers.

Groene Heerlijkheid

De Groene Heerlijkheid is being developed on the industrial site against the railroad (“the Boerenbond site”). The housing stock consists of 319 homes, at least 75 percent of which are social rental and affordable owner-occupied units. The public and central space of the green heart of the neighborhood has a sloping terrain with various play and meeting areas and a natural water collection. The homes are oriented toward the greenery, enhancing the green experience of residents.

The current branches of Praxis and Welkoop on the site will be relocated to a yet to be determined peripheral retail location within the municipality of Deurne. With the relocation, the space in question will become available for housing development. De Groene Heerlijkheid is close to the city center and within walking distance of the train station.

Grote Bottel

Grote Bottel is being built on the southwest side of Deurne between Binderendreef, Vlierdenseweg and Industrieweg. This new neighborhood will have 328 homes, of which more than 70 percent will be in the social and affordable rental and owner-occupied housing segment. The social housing will be developed in cooperation with the Bergopwaarts housing corporation. A wide green zone will form the backbone of the plan. Climate adaptation is an important component in combination with recreation and play. There are interconnected wadis to organize drainage during heavy precipitation. The wadi stores rainwater and purifies it, after which the water infiltrates into the soil. Thus, the wadi helps against flooding and drought.

Sustainable plan philosophy with high accommodation quality

A common planning philosophy was applied in the urban plan of both developments, which are approximately 300 meters apart. Both neighborhoods are climate-adaptive, nature-inclusive and make a valuable contribution to biodiversity. In other words, lots of space for plants and animals. The amount of paving has been minimized and the aim of the streetscape is less focused on the car and more on residential quality. The outdoor space is designed to encourage both young and old to go outside. By making the measures around climate, energy and biodiversity visible, residents are made aware of their living environment and challenged to continue this line on their own plot. Both urban plans are from the design firm CB5.

Planning

The sale of both plans will start in late 2025 and/or early 2026, with realization expected to begin around the summer of that year.
