For the location, the municipality of Utrecht issued a tender in 2017, divided into two plots. AM won the competition for Plot 1, which accommodates 343 apartments distributed across three buildings. In addition to housing, there is space – especially in the base of the buildings – for health, entrepreneurship and arts & culture: functions that foster meeting and inspiration. The concept for Plot 1 was further developed by AM in close consultation with entrepreneurs and residents from the area, fitting within the I AM YOU strategy. Activities were already organized on-site from the very beginning to put the project on the map.
Vibrant link between the city center and the post-war residential area De Buurt, Utrecht
The demand for housing in Utrecht is particularly high. Where possible, new housing is being added within the city center. For example, in locations where businesses were previously located, such as the Dutch Parcel Service (NPD) in the Overvecht neighborhood. AM has realized a mixed urban program here on the edge of the city center.

Affordable housing
The three residential buildings offer space for apartments ranging from 40 to 120 square meters, a significant portion of which will be realized in the mid-range rental sector – there is high demand for this segment in Utrecht. With live-work apartments and residential care homes, AM responds to the demand for alternative housing concepts. The communal aspect of living is particularly evident in the large inner courtyards, well exposed to sunlight due to their height, and accessible to all residents.
